Our new construction home inspector will perform what is called a “Phased Home Inspection” during the construction of your future home.  Our trained home inspector acts as an unbiased expert, who basically checks and analyzes the work that is done by your hired contractors and builders.  It is important to hire a home inspector prior to the construction of your new home, as the inspection process begins immediately and coincides with the construction schedule.  This home inspection process takes place in three different phases.

Pre-Pour Inspection
The first inspection is known as the “Pre-Pour Inspection” and takes place prior to the pouring of the concrete for your home’s foundation.  If you wait until after the concrete is poured, it will be too late for phase one of this inspection to take place.  We will evaluate the frame of your foundation and confirm it meets the engineering plans.  This is probably the most crucial inspection of the entire duration of your new home construction, as a solid foundation is needed to secure the entire structure of the home.

Framing Inspection
The second phase is known as the “Framing Inspection” and takes place after the windows and rooftop are put in place.  Before your interior walls and insulation are installed, a home inspector will make sure everything has been done properly and confirm there are no framing issues. 
 
Final Inspection
Finally, the “Final Inspection” will take place once construction has finished on your new home.  Our inspector will actually do a walk-through before your builders and contractors, to do a full report on the current condition.  This is extremely valuable because if the inspector finds any issues, they can be addressed before the builder officially says your home is move in ready.
