Seller Home Inspection Services
Having a professional home inspection completed prior to putting your home up for sale is the smartest and best way you can avoid surprises and unexpected repairs, which ultimately affect the price of your home. You will have the upper hand during the selling process if you have an inspection of your home completed prior to putting your home on the market. As an informed seller you can make the most informed decisions when you have the right information. That is what you will get from our professional inspectors and the reports they will generate for you.
Our team of inspectors will provide you with a professional and thorough inspection report with both photos and videos that will alert you to a number of issues that you can repair prior to showing your home to potential buyers. Having this knowledge is gold, because simple repairs and upgrades can ultimately cost you thousands of dollars if negotiated during a sale. sWe are professional engineers and are trained to notice what most people do not see. We are like detectives finding existing problems, and pointing out other potential issues. Since our inspectors have no vested interest in the sale of the property you are guaranteed that you will receive an accurate report that empowers you as the seller to make sure your home is in tip-top condition prior to it ever going on the market. This ensures that you can ask for the top dollar amount that you want for you home with confidence in knowing your home is worth the price.
Once onsite, our inspectors will do a full inspection of your home including but not limited to the complete exterior of your home including chimney, surface condition of the roof, flashings, gutters and downspouts if applicable, plumbing, electrical, HVAC, foundation, the grading of the lot, wood destroying insects (WDI), water penetration (past or present), all appliances, doors, ceilings, floors of interior rooms, ventilation systems, sheet rock, insulation in the attic, and so much more. Rest assured you will know your home better than before once our inspection is complete. We are often asked what our minimum average inspection cost is. While the cost is based on the scope of the inspection (square footage) and the type of reporting desired, be prepared to spend a minimum of $700 to $1000. Clients contemplating a home purchase valued in excess of $1 million may wish to more carefully consider the use of our services. What is more valuable to you as the buyer of a newly constructed home? Is it your Realtor or your engineering home inspector? While your Realtor adds value to your transaction, unless she or he is capable of performing an engineering evaluation of your home, your inspector is one of your most valuable assets protecting your new home transaction. |
