Do I need  Mold Screen Inspection?

Dallas Home inspectors review report is essential if there are concerns regarding the safety of the home.  The report is also essential if you want to purchase a new home.  Basically, a mold-screen will be carried out to establish if there are molds in the home or not.  It may be carried out as part of the home inspection process.  Whenever you notice any sign of a mold around your home, you need to call experts who will take the samples and send them to the laboratory for further analysis and testing.

Mold screen testing will help you decide whether you need an extensive testing and recommended remediation.  In fact, mold screen may be used as part of the home inspection process.

  • A physical examination of the area affected is carried out by the expert.
  • The indoor and the outdoor air is sampled for possible fungal contamination.
  • The samples are taken to the laboratory for analysis
Preliminary mold screening does not include:
  • Intrusion into inaccessible areas such as areas under the carpet
  • Areas behind walls, areas under the carpet
  • A full report that molds do not exist at any given point

​Mold screening is needed when mold growth is visible.  It may also be carried out if you want to confirm if the area has been adequately remediated or cleaned.  The screening should only be carried out by an expert who is experienced in mold sampling.

What You Need To Know About The Mold.
  • There many are health risks and symptoms associated with mold exposure.  They include allergy asthma, reactions, and respiratory complaints. 
  • It is not possible to remove all mold in an indoor environment, but you can control their growth by controlling the moisture level. 
  • Cleaning and eliminating moisture is one of the methods that can be used to eliminate molds. 
  • If there is any water leakage, it must be fixed to prevent mold growth. 
  • Indoor humidity should be reduced to about 30-60 % to check mold growth.  This can be done by venting bathrooms, and any other moisture-generating unit to the outside.  This can be achieved by:
    • Making use of dehumidifiers and air conditioners
    • Increasing ventilation
    • Using exhaust fans when cooking, cleaning or dishwashing.
  • Any wet building material should be cleaned and dried within 48 hours. 
  • Cleaning surfaces with detergents and water and any other absorbent materials that include ceiling tiles that are moldy must be done carefully.
  • Prevent condensation on cold surfaces such as windows, floors, roof, and exterior walls by adding insulation.
  • You should never install carpeting in areas of perpetual moisture.  If you must install them, mold screening must be done and request for a thorough home inspection process that can help determine whether they can be installed or not.  
Note that molds can be found anywhere.  Which is why it is important that you carry out regular mold screening so that necessary actions may be taken to eliminate them.  Molds can grow on paper, carpet, foods and any other substance as long as water is present.

Mold screening should help diagnose potential indoor air quality, which encourages the growth of mold.  They include but not limited to past or present roof leaks, condensation problems, plumbing leaks, visible molds, moldy odors, and humidity.  If any of these conditions are present, Dallas inspection experts should be invited to carry out a complete inspection using devices such as hydrometers, borescopes, and thermometers to determine if the prevailing condition can result in mold growth.

The experts will then write a home inspector review report detailing on the nature of the problem including the severity of the mold and conditions that are making the area an ideal habitat.  They should also suggest how to deal with the problem before it gets out of hand.
