Home Inspection Process

​A new construction home inspector will perform what is called a phased inspection during your home’s construction process.  A phased inspection is made up of three stages, ensuring the integrity and safety of your home’s structure at different crucial building phases.  If a home inspector finds anything alarming or not constructed properly during an inspection, they can let the builders know so it can be addressed and fixed before moving on to the next phase of the home construction.  An inspector will constantly be evaluating the builders’ handiwork, which will keep them accountable and ensure the best methods are being used while constructing your dream home.  This is an excellent way to protect your investment and also avoid costly repair fees later down the road.

Phased Inspection – Phase 1

The first phase is known as the “Pre-pour” inspection and must be completed before the foundation is poured.  Having a strong and properly installed foundation is the key factor to the safety and stabilization of your entire house.  If the foundation is damaged in any way, the damage can be devastating, as well as extremely costly.  A home inspector will verify that everything looks perfect before your foundation is poured.  Time is everything when it comes to phase one, as this inspection can only happen before the foundation is poured.  It is important as the buyer that you are in constant communication with your builders and contractors, so you will not miss this important inspection.  It is recommended to have an inspection the day before your foundation is poured.

Phased Inspection – Phase 2

​Phase two of a new home inspection is known as the “Framing Inspection.” This inspection checks out your home before your interior walls and insulation are installed, to make sure everything is as it should be.  

Phased Inspection – Phase 3

​Finally, the “Final Inspection” will take place with your home inspection company before you go on your final walk through with your builder.  This allows any issues to be brought up to your builder before they are officially finished with your home.
